Presidio Interests was engaged as the developer of the ground-up office building in a challenging entitlement environment.
The PlainsCapital Building occupies one of the premier sites on Camp Bowie Boulevard adjacent to the Cultural District of Fort Worth. The compact, urban infill site was a very rare developable commercial site along Fort Worth's renowned WWI-era brick boulevard. The Class A office building has approximately 33,000 rentable square feet on three floors, and a basement level executive garage. The building offers a state-of-the-art quality, modern office building with a design that respects the surrounding early 20th Century neighborhood and will age gracefully over time.
The development team took care to employ environmentally responsible practices including use of fly ash in the concrete, low-e glass, reflective roof material, a high percentage of regionally sourced stone, installation of drought tolerant landscaping, preservation of many large trees and planting of more than 25 new trees on site resulting in a projected 50% future tree canopy coverage on site.
The building opened in the fall of 2008 with a 90% occupancy level, with a tenant roster including highly respected local and regional financial services firms including Williams Trew Real Estate Services, PlainsCapital Bank (retail and private banking offices), Rattikin Title Company, and Southwest Bank Mortgage.
The project was conceived by the founders of Village Homes and designed by Dobbins+Crow Architects of Fort Worth. The general contractor was Fort Construction, also of Fort Worth.
