Presidio acquired the 1940s vintage property in 2016 to reposition the buildings for new restaurant, retail, creative or medical office uses. Its flexible floor plan allows for up to three tenants, and potential patio space. Upon full redevelopment, the building will offer abundant natural light, high ceilings, and a commanding street presence welcoming to pedestrians, cyclists, and visitors arriving by car.
The property is located in the path of growth in the eclectic Near Southside district of Fort Worth. Jennings Avenue is one of the primary roads connecting the Near Southside and Downtown, and is the primary bike route for bike commuters.
At the time of acquisition, approximately 500 multifamily units were under construction within 1/3 mile of the property, and approximately 2500 residential units are expected to exist within a 1/2 mile radius by 2018. Fort Worth's Near Southside has over 30,000 employees and is a hub of activity for creative (marketing, design, media) and medical industries. Fort Worth's Downtown, 1/2 mile to the north, has over 50,000 employees, over 6,000 residents, and is a major regional center of commerce. At the time of purchase, the building offered a Walkscore of 73 (Walkable) and Bikescore of 70 (Bikeable).
