Project Details: Approximately 8,600 square feet. A joint venture between Hatfield Properties and Presidio Interests acquired this old, vacant, 2-story warehouse in 2014 and redeveloped into a building designed for creative office uses. The building has a steel structure and thick brick walls so that brick is visible on both the inside and outside walls. It has a barrel-vaulted roof, supported by a steel bow truss system, and large skylights. The building is located on Fort Worth’s Near Southside, in the southern part of the South Main Urban Village.

The location is clearly in the path of growth in this rapidly evolving district. At the time of renovation, was a pioneering redevelopment in the immediate vicinity. The redevelopment scope included increasing natural light via adding new windows, replacing and heavily insulating the roof, replacing the skylights, creating a new two-story lobby with a new main staircase (made of steel with wood treads of reclaimed wood from the same building), all new mechanical, electrical and plumbing, a new parking lot, wire mesh perimeter fence and gate, and landscaping that involved saving several existing mature trees and installing new trees and shrubs. The project features a sculpture by four aspiring young artists and is titled Fire Riser # 1.
