Project Details: Presidio purchased the building at approximately 50% occupancy, repositioned the 10,800 sq foot property in a phased approach, significantly upgrading the building by making improvements to the building shell, landscaping, and interior.  Presidio leased the two vacant suites bringing the building to 100 occupancy.  The building's flexible design and convenient location just west of Downtown Fort Worth make it an appealing option for companies seeking high quality office and flex spaces at reasonable lease rates.

Presidio continues to improve and upgrade the building as the neighborhood matures, shifting from flex toward full office uses. As the improvements continue, the owners expect to convert the remaining overhead doors to new glass entrances, completing the transformation. Tenants in this building include new entrants into Fort Worth, and young, growing companies attracted to the building's central location on the Near West Side. Moving to Cullen+Rupert has allowed these firms the opportunity to build their own creative work environment, a convenient, centralized location between Downtown and the Museum District, and lower occupancy costs, even when compared with Class B and C suburban multi-story office buildings.
